Sell your property

A considered buyer for properties others pass over.

We buy character British homes that are empty, unmodernised or poorly configured, and return them to productive use through sensitive restoration. If your property needs more work than the open market rewards, we may be the right buyer.

What we look for

The properties we are set up to take on.

01

Empty homes

Properties left vacant — through inheritance, relocation or circumstance — that are standing unused and quietly deteriorating.

02

Probate properties

Estates being cleared or sold by executors, often unmodernised for many years and needing a full, considered refurbishment.

03

Unmodernised houses and flats

Homes with original kitchens, bathrooms and services still in place — sound in structure but well behind contemporary standards.

04

Period properties requiring substantial refurbishment

Character stock that needs more than decoration — re-planning, re-wiring, re-plumbing and sensitive restoration of the original fabric.

05

Poorly configured homes

Properties whose layouts no longer work: knocked-through rooms, lost bedrooms, impractical circulation or bathrooms squeezed into cupboard space.

06

Former rental properties requiring repositioning

Buy-to-let or HMO stock reaching the end of its current use, ready to be re-planned and finished for a better tenant or an outright sale.

07

Properties with unused or inefficient space

Homes with land, outbuildings, cellars or loft voids that are underused and could be brought into the plan to add real value.

08

Homes whose character has been obscured

Period properties where unsympathetic alterations — dropped ceilings, boxed-in cornice, removed fireplaces — have hidden what makes them worth keeping.

09

Properties needing modernisation beyond the ordinary buyer

Homes that need significant works a conventional owner-occupier would struggle to take on — exactly the projects we are set up to deliver.

Our parameters

What fits, and what doesn't.

If your property sits outside these parameters we will tell you plainly and, where we can, point you toward a better-fit buyer.

Stock
Terraced houses, flats within manor buildings and bungalows. Period character only — no new-build, no flat-pack estates.
Locations
Nottingham, Derby and the surrounding East Midlands, with selected opportunities in Greater Manchester and the North West.
Condition
Tired, empty, unmodernised or in need of substantial refurbishment. We are not deterred by works that would put off most buyers.
Tenure
Freehold houses and long-leasehold flats. Short leases and problematic title can be considered where the underlying asset is sound.
Value range
From modest first-step flats to larger family homes and flagship restoration projects. We assess each property on its own merits.
What we do not take
New-build volume housing, high-rise post-war blocks and properties outside our working geography — we will say so plainly and refer on where we can.
How it works

From introduction to completion.

01

Introduce the property

Send us the address, a few photographs and anything you know about its history, tenure and condition. No obligation, no fee.

02

We review and view

We assess the property against our stock focus and, where it fits, arrange a viewing to understand the fabric and the works.

03

A considered offer

Where we can proceed we make a clear, written offer reflecting the property's condition and the works it needs — not a lowball.

04

A clean, certain completion

We buy with cash or agreed finance, on a timetable that suits the seller. No chains, no delays waiting on a buyer's buyer.

Introduce a property

Tell us about the property and how to reach you. Photographs help us assess the fabric before we speak — up to six, under 8MB each.
