October 2025 — including 303,185 classified as long-term vacant, up 14.5% year-on-year.
MHCLG, Dwelling stock estimates, England — May 2026 ↗Let's unlock Britain's existing housing stock.
Sloane & Sable exists for an unusual combination: a country short of homes, and thousands of sound period homes standing empty. We find the second, restore it, and return it to the first — finished to a standard worth inheriting.

A housing shortage — and existing homes already standing empty.
England faced 754,264 vacant dwellings in October 2025, including 303,185 long-term vacant — a 14.5% year-on-year rise (MHCLG, May 2026). In the same period the country added only 208,600 net new homes, down 6% on the year before (MHCLG, Nov 2025). Bringing empty stock back into use eases the shortage without demolishing what already stands.
Our East Midlands starting point is not incidental. Nottingham City Council records 1,747 long-term empty homes and names bringing them back into use as a priority (Housing Strategy 2024–2028). Derby City Council's Empty Homes Strategy calls long-term empties a waste of accommodation “at a time of high housing demand” and has reduced its own from around 2,500 in 2010 to 1,400 — while actively pursuing compulsory purchases to return more to use (Derby City Council, Sep 2025).
Down 6% on the previous year — well below the rate needed to meet demand.

What we hold to be true.
Existing stock first
Britain does not only need to build more — it needs to use what it already has. Every empty period home we return to use is a home that did not have to be built from scratch.
Character, not pastiche
Original joinery, cornicing, sash windows and fireplaces are retained and repaired wherever they survive. Modern services are introduced quietly, behind the fabric, so the character of the house leads.
Space that works
No shoehorning. Rooms and bathrooms are sized for real furniture and real routines, with circulation that makes sense on a wet Tuesday morning, not only on a floorplan.
Greener by specification
Low-VOC paints, low-flush cisterns, aerated taps and showers, five-star energy-rated appliances, zoned temperature control and integrated home security — written into the schedule of works, not added afterwards.
Furnished and finished
Our letting, short-stay and development properties are handed over part or fully furnished, with gardens and courtyards completed to the same standard as the rooms inside.
Accountable practice
We are working towards B Corp certification and building a record worth putting forward for awards — because a brand worth buying from is earned in the detail of the workmanship.

A six-part product philosophy.
Underneath the mission sits a distinctive way of working — the same on every property, whether a one-bed reconfiguration or a flagship restoration.
Written into the schedule of works.
Low-VOC finishes, low-flush cisterns, aerated taps and showers, five-star energy-rated appliances, zoned climate control and integrated home security — standard, not optional.
Rooms and bathrooms sized for real furniture and real routines. Circulation that works in use, not only on a floorplan. No shoehorned bedrooms or cupboards-as-bathrooms.
Part or fully furnished handovers, with gardens, courtyards and terraces completed to the same standard as the interiors. Presentation held to the build standard.
Working towards B Corp certification and building an award-worthy record. Ethical property work as the only durable kind.
Three routes, one standard.
We restore each property to the same standard, then hold it for the route that best suits the asset — sold, let, or kept for short stays. Larger period and manor homes are retained for premium short stays.
Development
Sensitive restoration and reconfiguration of empty or unmodernised period stock, sold on once finished to the standard we keep.
Buy to Let
Generously proportioned, furnished period homes held for long tenancies — stable, well-managed income from sound stock.
Short Stays
Larger period and manor homes retained and finished to a premium standard, let for short stays at premium rates.
